This 1877 building, historically known as the Sterling Mercantile Co., Sterling’s first “mall,” which featured everything from hardware and home furnishings to groceries and clothing. Acquired by Sterling Today, Inc. in 2013, exterior renovations began in 2017 to bring this massive beauty back to life. Interior renovations were completed in late 2024. The available 1st Floor space features a 3,971 SF event space with an adjoining 1,118 SF lounge space featuring a custom built bar, plus an additional 333 SF of flex space. The back hall offers separate men’s and women’s restrooms, a large mechanical room/office and access to the 469 SF commercial kitchen with Ansul system and walk-in cooler.
We are seeking an experienced operator or team to reimagine and activate this space as a high-quality, destination-driven concept that contributes to the vibrancy of downtown Sterling.

- Event-driven venue concept (weddings, live music, private events)
- Upscale or mid-scale dining + bar
- Cocktail lounge or speakeasy-style venue
- Hybrid concepts (restaurant + event venue)
Other concepts and separating spaces for multiple tenants may be considered.
